A measured, calculated answer to "what size should this be?" before anything is bought. The basis of every replacement we specify.
Moreno Business HVAC & Interiors installs and services air conditioning for commercial buildings and homes across the Valley. Most of the complaints we are called about are not about temperature at all. They are about moisture — and a bigger unit almost never fixes them.
Two systems in the same building, on the same day, set to the same temperature. One was chosen by capacity; the other by calculation.
| Behaviour | Oversized system | Sized to the load |
|---|---|---|
| How it runs | Short bursts. Starts, hits the set point quickly, shuts off, repeats many times an hour. | Long, steady cycles. Runs for as long as the building actually needs it to. |
| Thermostat reading | Correct. The air temperature is where it was set. | Correct. The air temperature is where it was set. |
| Moisture removed | Little. The coil rarely stays cold long enough to pull water out of the air before the unit stops. | Steady. The coil stays cold and wet for long enough to do its second job. |
| How the space feels | Cold and clammy. People turn the thermostat down further, which makes it worse. | Comfortable at a setting people leave alone. |
| Wear on the equipment | High. Starting is the hardest moment for a compressor, and it happens constantly. | Lower. Fewer starts, longer and gentler running. |
| In a commercial building | Complaints and damage. Condensation on supply grilles, damp ceiling tiles, musty smells, stock and paper that feel soft. | Quiet. Nobody calls the property manager about the air. |
No figures in this table on purpose: how short the cycles are, how much moisture is left behind and what it costs depend entirely on the building. We measure yours before we tell you anything about it. The full explanation is on the humidity page.
The name says business, and the commercial side does lead. But a house in McAllen has exactly the same humidity problem as an office suite in Edinburg, and homeowners get the same work.
Packaged rooftop units, split systems per tenancy, make-up air for kitchens, ventilation for clinics and schools, and warehouses where the stock cares about humidity even when the people do not. Work scheduled around trading hours.
Split systems and heat pumps in houses across Edinburg, McAllen, Pharr and Mission. The same complaints as the commercial side, in a different accent: a house that is cold and still sticky, a musty closet, a bedroom that never dries out, a system that was replaced last year with something bigger and got worse.
In a dry climate an air conditioner can be a little oversized and nobody notices. In the Rio Grande Valley the air carries a great deal of moisture for most of the year, and every building is fighting it — through the walls, through the doors, through ventilation, through people.
That makes the second job of an air conditioner, taking water out of the air, as important as the first. A system that only does the first job leaves you with a building at the right temperature that still feels wrong, and in a commercial building that becomes stained ceiling tiles, condensation dripping from grilles, and complaints that never quite get resolved.
A measured, calculated answer to "what size should this be?" before anything is bought. The basis of every replacement we specify.
Temperature and humidity measured together, over time where it matters, to find out whether the equipment, the airflow or the building is the cause.
No cooling, short-cycling, icing, tripping, water where it should not be. Diagnosed by measurement and priced in writing first.
Rooftop units, split systems, heat pumps and air handlers — sized to the load, with airflow set so the coil actually dehumidifies.
Where the building needs it: dedicated dehumidifiers, controlled outside air, and make-up air for kitchens and exhaust-heavy spaces.
Coils, drains, airflow and controls kept right, with a written record per unit so a property manager can see the history.
The building, the symptom, and when it happens. "Cold but damp in the afternoons" is a very useful sentence.
Temperature and humidity, airflow, refrigerant state, run cycles, drainage. Photographs of anything we say is wrong.
With the options laid out, including the cheapest one that actually solves it. You decide here.
Then we measure again, so the improvement is a reading rather than a feeling, and leave the paperwork.
The office is on Cornerstone Boulevard. Most of Hidalgo County is a short run; further towns we take on scheduled work, and we will say which is which when you call.

Because temperature and humidity are two separate jobs and the system is only doing one of them. Air conditioning removes moisture only while the coil is cold and air is moving across it for long enough. A system that reaches the set point quickly and shuts off, which is what an oversized system does, cools the air without drying it. In the Rio Grande Valley that shows up as a building that reads correctly on the thermostat and still feels damp.
No. The commercial side leads — offices, retail, clinics, restaurants and warehousing — but we also work on houses, and the humidity problem is exactly the same in a house as it is in an office suite. Homeowners get the same diagnosis and the same written pricing.
Usually the opposite. A bigger unit reaches the set temperature faster and shuts off sooner, which means less time removing moisture. The fix is almost always correct sizing, correct airflow across the coil, and in some buildings dedicated dehumidification or controlled ventilation.
Yes. Diagnostics first, then a written price with options where options exist, then your decision. Nothing billable beyond the diagnostic happens before that.
Yes. Early mornings, evenings and weekends for commercial work where the space has to stay open. We agree access, keys and roof arrangements before the van is loaded.
Not before we have measured the building. Savings depend on your hours, occupancy, equipment and tariff, and a figure given before anyone has looked is a guess. After we measure, we will tell you what we found and what can reasonably be expected to change.
Office, shop, clinic, warehouse or house. One call and you will know what is likely, what measuring it involves, and when we can be there.
